§ 6-4-70. Mobile home park maintenance.

  • (a)

    All mobile homes shall be parked so that there will be a minimum of fifteen (15) feet between mobile homes. Mobile homes parked end-to-end shall have an end-to-end clearance of not less than fifteen (15) feet. Enclosed additions to mobile home structures shall be considered a part of the mobile home in measuring required yard distance.

    (b)

    No mobile home shall be parked so that any part of such mobile home will obstruct any roadway or walkway in a mobile home park for a period of more than twenty-four (24) hours.

    (c)

    No mobile home shall be occupied in a mobile home park unless the mobile home is situated on a mobile home space.

    (d)

    All roadways, streets and walkways in a mobile home park shall be kept clear of snow, ice, standing water, dirt and debris.

    (e)

    No abandoned, burned or derelict mobile home shall be allowed to occupy a space in a mobile home park.

    (f)

    Mobile homes occupying spaces in a mobile home park operated by persons licensed under this Article shall be exempt from the provisions and requirements of the presently adopted Town building and housing codes.

    (g)

    Skirting shall be placed around each mobile home in a mobile home park. Said skirting shall be equipped with doors or access panels to permit access to utilities connections, and shall be weatherproof, rigid, durable and finished in a manner compatible with the appearance of the mobile home. Such skirting must be in place within ninety (90) days after the mobile home is set on the mobile home space.

    (h)

    Each mobile home shall be anchored or tied down in conformance with design criteria shown in Chapter 16 of this Code.

    (i)

    No animal shall be permitted to run at large or commit any nuisance within a mobile home park.

    (j)

    Each mobile home lot in the mobile home park shall be clearly defined and identified by numbers or letters.

    (k)

    All mobile homes shall be parked with the mobile home hitch fronting on and directly accessible to a conforming park street. The access shall be at least ten (10) feet in width.

    (l)

    The space directly beneath each mobile home shall be kept clean and free from refuse. Such space may be used as a storage area only when the ground is covered with an impervious material.

    (m)

    Porches more than thirty (30) inches above grade and all stairs serving porches more than thirty (30) inches above grade shall be provided with a rail.

    (n)

    Each mobile home space shall be clearly numbered with numbers of not less than six (6) inches in height and shall be clearly visible from the street. (Prior code 6.03.07; Ord. 11-2007 §1)
